Secura Funds Ltd operates the Secura Income Fund, a contributory mortgage fund that is operated as a wholesale managed investment scheme for the purposes of the Corporations Act 2001. Secura Funds holds Australian Financial Services licence no. 402900 to conduct its business.

Background

Secura Funds’ objectives are:

  • To assist Investors, by offering a secure mortgage investment offering higher investment returns compared with basic rates currently available in the Australian financial markets; and
  • To fill the gap in finance availability for smaller property developers, by offering funds for the property development process, in the face of the Banks’ current inaccessible loan terms and limited funding for low end property development.

 

To invest with us, you need to be a wholesale investor (a technical term defined in the Corporations Act).

This means:

  • You must invest $500,000 or more with us,
    OR
  • you must provide a qualified accountant’s certificate that you satisfy one of the following:
    - You have net assets of at least $2.5 million.
    - You have a gross income for each of the last 2 financial years of at least $250,000.

 

Secura loan characteristics are:

  • Loans of typically in the range $500,000 to $5 million.
  • Interest rates and fees are confidential and depend upon the project.
  • Secura typically lends to a higher LVR than the banks, with a mix of 1st and 2nd mortgage.

 

Secura loans are typically made to property developers.

If you are a borrower seeking any of the following types of loan, we can assist you:

  • First mortgage loans to acquire and develop property,
  • Bridge funding (6 to 12 months), typically to allow resolution of planning permit and engineering matters prior to commencement of construction.
  • Construction funding.
  • Mezzanine funding (or second mortgage loans), behind a bank or other financier.

We also provide short term business loan funding secured by property. We do not provide consumer loans or loans for residential housing investment.

 

OUR PEOPLE

 

Secura Funds raises money direct from investors and provides loans to property developers and other property-based borrowers through our investment scheme, the Secura Income Fund.

Secura Funds Limited is part of The Millbrook Group of Companies

The Directors of the Secura Funds are David Lyall, Mark Greenberg, Robert Norman & Genevieve Rawling.

David Lyall is the CEO and ultimate shareholderof Millbrook, overseeing the day to day management of the group.

Over more than 20 years David has owned and operated a number of businesses in home building, land subdivision, insurance, finance and farming. He holds a Bachelor of Law from the University of Canterbury in New Zealand and is a Responsible Officer for both the Secura Income Fund and the Millbrook Mortgage Fund.

Besides Secura Funds Ltd the other principal entities of the Millbrook Group are

  • Millbrook Finance Pty Ltd is a specialist property lender established in 2005 and operates in a similar market as does Secura; and

 

  • Millbrook Mortgage Management Ltd is the Responsible Entity for the Millbrook Mortgage Fund (Millbrook Fund). Like the Secura Income Fund this is a contributory mortgage scheme although as a registered scheme it can offer its services to retail investors. The Millbrook Fund has the enviable distinction of never having lost a dollar of any investor's capital or interest on any mortgage investment it has introduced them to.
